1. The Contract:
The contract for a short-term holiday rental is between the Owners of Treshnish & Haunn Cottages (referred to as ‘us’ or ‘we’) and the person making the booking and all members of the party (referred to as ‘you’, ‘your’ ‘guests’) under the following booking conditions. Scottish law applies.
The Contract will be subject to the following booking conditions and must be complied with. The person named on the booking form is the “Responsible Person’ and agrees to take full responsibility for ensuring the terms and conditions of the booking are adhered to by all the guests in the party.
The Responsible Person must personally stay in the accommodation throughout the duration of the booking, and must be at least 21 years of age at the time of booking. Names, addresses and ages of all members of the party must be shared with the Owners on request.
2. Booking:
When you make a booking using our online booking system you will receive an automated booking summary by email. This does not form the beginning of a contract between us. The contract arises when your booking is subsequently confirmed by post or email.
3. Payments:
Payment of the deposit (25% of the holiday cost with a minimum payment of £125) along must be received within 7 days.
We prefer payments made by bank transfer or by cheque (made out to Treshnish Partnership). Payments can also be made by debit or credit card via the Supercontrol booking system and we do not charge a supplement for this.
The balance of the rental is due 60 days before arrival. You will be sent a balance reminder email a few days beforehand.
When a booking is made less than 60 days before arrival full payment will be due when making the booking.
4. Beds: Please let us know how many beds you will need, as due to Covid we will only provide bedlinen and towels for the beds that will actually be used.
For example, if the booking is for 2 people in Shian we will assume only bedding and bedlinen is needed for the kingsize bed unless you confirm otherwise.
5. Electricity and Heating: As part of our Environmental Policy, guests take responsibility for their own heating and electricity usage during their stay. Both are metered and guests pay the end of their stay by cheque, bank transfer or in cash. We allow for this cost when setting the cottage rental prices.
6. Cancellations:
Cancellation by you:
Cancellations must be immediately notified to us and confirmed in writing. The sooner you can inform us the better, as it gives us more time to re-let the cottage.
The treatment of a cancellation will depend on
- a) the date the booking was made
- b) when the cancellation is made and
- c) the reason for the cancellation
i) Bookings placed between 08 June 2020 and 08 January 2021
Our previous cancellation policy in the booking conditions attached to your original booking summary still applies to your booking.
ii) Bookings placed before 08 June 2020
Our previous cancellation policy in the booking conditions attached to your original booking summary still applies to your booking.
iii) Bookings placed from 09 January 2021 onwards: these Terms and Conditions apply.
6a. If your booking has to be cancelled because Treshnish is put under Scottish Government Restrictions and has to close and the period of closure covers your booking you will be refunded in full.
6b. In the event that your given address is put into Local/Regional Lockdown, rendering you unable to travel, and the period of restriction covers your booking you will be refunded in full.
6c. If your booking has to be cancelled because Treshnish has to close through Force Majeure, meaning any of the following circumstances which may hinder or prevent the performance by us of the Contract, including but not limited to: (a) acts of God, flood, drought, earthquake or other natural disaster; (b) epidemic or pandemic; (c) terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations; (d) nuclear, chemical or biological contamination or sonic boom; (e) any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary licence or consent; (f) collapse of buildings, fire, explosion or accident; (g) non-performance by our suppliers or contractors; and (i) failure of utility service, and the period of closure covers your booking you will be refunded in full. We would do everything we could to help you find alternative accommodation, but the value of your holiday is limited to the cost of the rental of the cottage from us, and you shall have no further claim against us.
6d. Guests inability (or the inability of any, some or all guests) or disinclination to travel to and stay at Treshnish for any reason.
This includes – but is not limited to – illness (including Covid), a requirement or recommendation to self-isolate or quarantine, shielding, a call to jury duty, military service, incarceration, change in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport.
These remain at your risk and do not give rise to a right to cancel or to receive a refund unless we re-let the property, other than according to the sliding scale below.
6e. In the event of us not being able to re-let the cottage following your cancellation, refunds are paid according to this sliding scale:
Cancellation 60 days or more in advance of arrival date:
Full refund of any payment already received, minus £25 admin fee
Cancellation 30 – 59 days in advance of arrival date:
50% refund of any payment received, minus £25 admin fee
Cancellation 8 – 29 days in advance of arrival date:
25% refund of payment received, minus £25 admin fee
Cancellation 0 – 7 days in advance of arrival date:
No refund will be possible as we will have incurred costs and it is very unlikely that we will manage to re-let the cottage.
6f. Re-letting the cottage and any subsequent refund.
On receipt of your cancellation, we will endeavour to obtain a replacement booking.
In the event that we are successful in obtaining a replacement booking, we will refund the total amount paid by the Guest for the booking less a £25 admin fee and less the difference in price between the cancelled booking and the replacement booking if one is made.
For example: A £500 booking, fully paid, cancelled and relet for £450, means that the original Guest will be refunded as follows: £500 – £25 admin fee equals £475. Less £50 rebooking shortfall results in a refund of £425.
We are more likely to re-let the cottage with a longer lead in time, so please let us know as soon as possible if you need to cancel.
Any refunds due will be paid on or before the departure date of the original cancelled booking.
6f. Travel Insurance
It is the responsibility of the Guest to acquire suitable travel insurance to cover their holiday, including Cancellation and Curtailment Protection Insurance.
We strongly recommend that you take out suitable insurance which will cover circumstances beyond the Guest’s control such as, but not limited to, jury duty, incarceration, change in personal or work circumstances, military service, illness – including Covid and shielding, family emergencies and travel delays.
Covid is now a known risk and therefore it is possible for you to insure your holiday against it.
Insurance companies are now offering options which include cover for COVID-related cancellation, but we cannot advise you on this. We are not able to recommend any particular insurance policy. You can look for suitable cover on comparison sites such as www.gocompare.com.
If you choose not to take out UK travel insurance you accept responsibility for any loss that you may incur due to your cancellation.
7. Bookings are non-transferable. If you are not able to take the booking yourself, this will be interpreted as a cancellation. You cannot transfer your booking on to another party.
8. Terms of Use:
Occupancy of the property is for the purposes of a holiday let referred to in paragraph 6 of schedule 1 of the Private Housing (Tenancies) (Scotland) Act 2016. You undertake to use the property solely for its purpose as a self-catering property and to accept the Owner’s right to refuse access to the accommodation to any person in the party deemed unsuitable.
9. Number of guests:
Occupancy of the property is restricted to the number of guests advertised for that property. We reserve the right to refuse entry should this condition not be observed.
10. Right of Entry:
Sometimes it is necessary to gain entry to the property in the middle of a week (for example to allow for routine appliance testing or to allow tradesmen to carry out repairs). We will always try to give notice before gaining access but we reserve the right to enter at any reasonable time without notice should the need arise.
11. Dogs:
A maximum of 2 dogs per property is permitted. There is a £20 charge per dog per booking. Occasionally we will accept 3 dogs – please contact us before making a booking.
Dogs must not be left unattended in the cottage at any time. They must bring their own bedding and not get onto the furniture.
Dogs should be wormed and treated for fleas before arrival, and must be walked on a lead or under close control at all times (because we are a livestock farm).
Pet owners must ensure that they clean up after their pets in the cottage gardens.
12. Arrival times:
Due to the additional Covid cleaning protocols in place, we have had to change the arrival and departure times.
Guests for the Treshnish Cottages (SHIAN, DUILL, STUDIO, SHIELING) are welcome to arrive after 5pm on Friday and must depart by 9.30am on the morning of departure.
Guests for the Haunn Cottages (TOECHTAMHOR, EAST, MIDDLE, WEST) are welcome to arrive after 5pm on Saturday and must depart by 9.30am on the morning of departure.
Guests who have booked a Short Break should check the Booking Summary carefully for their arrival and departure times as the above reference to arrivals on a Friday or Saturday may not apply.
13. Cleaning:
Guests should leave the cottage as clean as they find it, and we provide a range of eco-friendly cleaning products for this purpose.
We reserve the right to charge guests for extra cleaning should the cottage require it on departure.
14. Extras:
Any extras, such as electricity, heating and logs, must be paid for by cheque, bank transfer or in cash at the end of your stay. We cannot take card payments for these extras.
15. Visit Scotland Standards:
Toechtamhor (4*) and West (3*) are regularly inspected and graded by VisitScotland.
Please note: Studio is a similar standard to Toechtamhor, and the other cottages are equipped and furnished to a similar standard as West but they are not in the VisitScotland grading scheme.
16. No smoking:
All the Treshnish & Haunn Cottages are non-smoking.
17. Wi-Fi:
Toechtamhor, Studio, Shian, Shieling and Duill: These cottages have unlimited Wi-Fi via the EE mobile network. We cannot be held responsible should the broadband signal become unavailable, for whatever reason.
18. No Wi-FI:
East, Middle and West: There is Wi-Fi at the Phone Room for guests staying in East, Middle and West to use for checking emails, weather forecasts et cetera. You can access this from outside.
Due to Covid-19 the Phone Room is closed until further notice. We cannot be held responsible should the broadband signal become unavailable, for whatever reason.
19. Mobile signal:
There is 3G/4G Vodafone and EE mobile signal at Treshnish.
20. Water:
Because of our remote location we are unable to access mains water supply. The Treshnish Cottages water supply is from a borehole. Toechtamhor and the Haunn Blackhouses (East, Middle and West) water comes from 2 separate springs. All supplies are filtered and treated with UV light. They are regularly tested and maintained in accordance with current regulations.
21. Towels:
Please bring your own swimming/beach towels.
22. Updating the booking conditions:
From time to time we may need to update the Terms and Conditions. We reserve the right to update and modify them at any time.
Should you decide not to accept the amended Terms and Conditions please let us know and we can cancel your booking and refund you in full.
COVID ADVICE AND INFORMATION ABOUT YOUR STAY IN 2022

LATERAL FLOW TESTS PRIOR TO ARRIVAL:
The Scottish Government asks that all visitors to Scottish Islands, both vaccinated and unvaccinated, take 2 Lateral Flow Tests before arriving. The first test should be done 72 hours before travelling to the island and the second test on the morning of travel.

RISK:
Please cancel your stay if you or any of your party are unwell and have possible symptoms of Covid-19, including raised temperature, dry irritable cough, loss of sense of taste or smell.
Please cancel your stay if you or any of your party have been in contact with anyone who has shown symptoms of Covid-19 within the last 14 days, before your arrival here.
Mull only has 3 hospital beds and the nearest ventilators are in Glasgow.
IF A GUEST DEVELOPS COVID19 SYMPTOMS DURING THEIR STAY:
You must contact the NHS immediately. They will advise you on what to do.
At the moment you are not allowed to travel on public transport (including ferries) if you have Covid. If you have to remain in the cottage you will have to pay for the additional time in the cottage, at the full weekly price and plus pay for 72 hours after your departure.
There will be an extra charge for the additional cleaning and disinfecting required.
IF GUESTS DEVELOP COVID19 SYMPTOMS IN THE COTTAGE BEFORE YOUR STAY:
If the guests staying in the cottage the week before your holiday develop Covid19 symptoms we may have to cancel your stay with us.
You would receive a full refund equal to the cost of renting the cottage.
We are not liable for your travel expenses or any other expenses you may have incurred.
We would endeavour to give you as much notice as we can, and do our best to help you find alternative accommodation.
IF ONE OF THE TRESHNISH TEAM CONTRACT COVID19:
If someone on the Treshnish cleaning team should contract the virus we may have to cancel your booking. You would be fully refunded for the cost of your stay with us.
We are not liable for your travel expenses or any other expenses you may have incurred.
We would endeavour to give you as much notice as we can, and do our best to help you find alternative accommodation.
GETTING HERE:
Ferries are a lifeline service for our island communities. Reducing the risk of virus transmission to the crew and to other ferry users is vital to keep the ferries running.
You have to remain in your car on the Lochaline to Fishnish ferry and on sailings served by the MV Coruisk. We suggest you do one or the other, so that you minimise your contact with other travellers and the ferry crew.
AMENDED ARRIVAL and DEPARTURE TIMES:
We need extra time to prepare and sanitise the cottages, therefore the arrival and departure times are:
Arrival after 5pm – Departure by 9.30am
WELCOMING YOU TO TRESHNISH:
We are looking forward to welcoming you here. However, due to Covid we will no longer be showing guests in on the evening of their arrival.
The cottage door will be open, and the key just inside the door.
Before your arrival we will email you links to our Guest Book which will have all the information you need about the cottage.
CHANGES IN YOUR COTTAGE AND THE PHONE ROOM:
We have removed some cushions and decorative objects so the cottage may not look the same as in the photographs on the website.
We will not be removing the books from the bookcase in your cottage. They will not have been sanitised. Please wash your hands after touching them.
The amount of crockery, kitchenware, and cutlery has been reduced to a minimum.
The Phone Room remains closed as we are using it for extra bedding storage.

ON ARRIVAL:
In cottages without a dishwasher, everything in the kitchen cupboards will be clean but you may choose to wash them again yourselves before use.
In cottages with a dishwasher, please empty the dishwasher once the cycle has finished and put them away. Everything else in the kitchen cupboards will be clean but you may choose to wash them yourselves before use.
ON DEPARTURE:
Please strip the beds and put sheets, duvet covers and pillow cases in the WHITE laundry bag provided. Please leave the protective covers on the pillows or duvets.
Please put the duvets and pillows in the COLOURED laundry bag provided.
Please remove the top mattress protector (there are 2 per bed, and the zipped terry cotton one remains in place), and put this in the COLOURED laundry bag provided.
Please leave the sofa throws and cushions on the sofas.
In cottages with dishwashers, please put all the crockery and cutlery in the dishwasher before you leave, on a hot wash.
Please leave the cottage as clean as you find it, as per booking conditions.
Please open all the windows (locked in a fixed position) and leave the door open if it is not too windy. (Please do not leave Shieling door open)
GATES ON THE FARM:
This is a working farm with the popular Treshnish Headland Path going through the middle of it. Gates will not be sanitised. Please carry hand sanitiser and use it before and after you touch any of the gates while you are out walking.
Guests in East, Middle and West share a gate into the shared garden. This will not be sanitised, so please use hand sanitiser before and after touching it.
Guests in Shian and Duill share a gate into the shared garden too. This will not be sanitised so please use hand sanitiser before and after touching it.

Access to the cottage during your stay
We will notify you in advance should we need to enter the cottage.
We will only access the cottage when you are out. We will sanitise door handles and high touch points on our way in and out.
